How I work

Buying a home is not just about finding a beautiful house.

It's about understanding the contract, the inspection and the numbers. One small mistake can cost thousands. Guidance matters.

  1. 01

    The contract

Deadlines, contingencies and what you're really agreeing to, explained line by line before you sign, not after.

  2. 02

    The inspection

What's cosmetic, what's serious, and what's worth asking the seller to fix or credit. We read the report together.

  3. 03

    The numbers

Price, down payment, rate, taxes and insurance, so you know your real monthly payment and you're comfortable with it.

You don't need 20% down to start. We'll look at what you can afford, the financing options that fit, and plan from there.

Selling

Pricing based on what's actually selling near you, plus listing photos, video tours and promotion that get your home seen.

Investing

How price and location change where you can buy

Understanding the Utah market isn't about guessing prices. It's about knowing how location shapes value. A few examples from homes I've shared this year:

  1. $274,000 Midvale Condo

Ideal for a first home or low-maintenance living.

  2. $399,000 Tooele Townhome

Newer builds and more space for the money.

  3. $505,000 Ogden Duplex

A great option if you're thinking of income and investing.

  4. $599,000 Pleasant Grove 5 bed · 3 bath

Mountain views, a 4-car garage and a 40×30 detached shop.

  5. $1,295,000 South Jordan 4,200+ sq ft

Renovated, with a chef's kitchen, RV pad and in-ground pool.

Prices as posted in early 2026. The market is always moving, so ask me for today's numbers in the area you're watching.

What could your monthly payment look like?

Planning ahead makes all the difference. Move the numbers and see a rough monthly payment. It starts with the same assumptions I use in my posts: 3.5% down and a 5.99% rate.

An estimate only, not a loan offer. Your lender will give you exact figures. I'm happy to connect you with one.

Inside a $2.2M Utah home

Every home I share gets a real walkthrough, so you see the space before you drive across the valley for a showing.

Open kitchen with long white island and black cabinets
Primary bedroom with vaulted ceiling
Bathroom with freestanding tub and hex tile floor

Homes change hands fast. For a private showing or the link to any home I've posted, send me a message.

Sivan Salar answering buyer questions

Questions I hear every week

Straight answers

Is now a bad time to buy?

In real estate there is no bad time. The right move depends on your goals, your finances and your timeline. We start there, not with the headlines.

Do I need 20% down?

No. 20% is helpful, but it's not required. Many buyers put down much less. We'll look at what makes sense for you and what the payment looks like.

Should I wait for prices to drop?

Trying to time the market is hard, and prices may not drop. What matters more is buying when you're ready, a home you can comfortably afford.

Can we work in Kurdish?

Yes. I'm a bilingual Realtor® and happy to explain contracts, inspections and financing in Kurdish or English, whichever is easier for your family.

What does it cost to work with you as a buyer?

Let's talk it through on a call. I'll explain exactly how buyer representation works in Utah and what you'll sign before we start.
